Land development turns raw or underused land into a buildable site. How long does the land development entitlement and design process take in Western Colorado?
It typically takes 6 - 18 months, depending on project size, the jurisdiction, and how many review cycles the submittal requires. Entitlements and engineering design often run in parallel. Our Project Coordination team gives you a project-specific timeline once we review your site and goals.
Do you handle municipal submittals and approvals with local jurisdictions like Grand Junction, Mesa County, and Fruita?
Yes. River City Consultants prepares and manages submittals to local jurisdictions across Western Colorado, including the City of Grand Junction, Town of Palisade, Mesa County, Montrose County, City of Montrose and the City of Fruita. What is the difference between a master plan and a site plan, and which does my project need?
A master plan sets the long-range vision for a large or phased property. A site plan is the detail for a specific parcel that is ready to build or subdivide. Large developments often need both. What information do you need from me to start a land development project?

We design stormwater management, grading, and utility infrastructure together as one integrated system rather than separate pieces. That coordination prevents conflicts between drainage, roads, and utilities, which controls cost and keeps the project compliant. We provide civil engineering services, which includes utility and road design, grading design, and hydrology and hydraulic design. River City Consultants does not provide structural, traffic analysis, or geotechnical services, but we regularly partner with firms that provide these and can help get you what you need.
